If you’re thinking about selling your house this year, have you been a little nervous about the market?

I get it - it’s been a year!

First, the economy tanked with COVID-19. But that didn’t really affect the real estate market. Buyers kept buying!

Second, the economy has come back (according to my 401K anyway) and you keep seeing our reports that the market is HOT!!

It’s so hot that we are seeing multiple offers on a lot of listings. Homes priced under $200k are selling like hot cakes! Homes in all price ranges are seeing multiple offers.

If you list your house for sale - you might stand to get an AMAZING price for it. Which we all agree would be awesome!!

But maybe you’re nervous that you’ll sell your house and not be able to find another one and no one wants to be homeless?!?

Totally valid. And you’ve got options/strategies to make sure that doesn’t happen.

Some people have the option where they can can have two mortgages and they’re able to find their new home, go under contract, and then worry about selling their existing homes. The two transactions run parallel to each other and don’t rely on the other. You might get a bridge loan for this. Or qualify for a low down payment loan and then when you sell your current house - do a loan recast. A recast is where you make a big lump sum payment to your mortgage and then they adjust your payment to reflect that. You won’t have to refinance but there’s usually a fee around a couple hundred dollars to complete the recast.

You could also do a subject to sale offer. Look for your new home and when you find it, submit an offer subject to your house selling. Then we hustle and get yours listed and marketed and when you receive an offer - you know exactly where you’re going to move! These don’t always work - sometimes someone else makes an offer that bumps yours, but we’ve had several successes with subject to sales in the last year.

Some people don’t want to deal with the potential disappointment with a subject to sale so they list their house for sale and ask the buyer to give them time to find their home of choice. This has also been successful for us in the last year. We negotiate a set time frame for you to find your new home - and then get to work looking at the possibilities!

So, if you’ve thought about selling your house this year but you’ve decided against it because you’re afraid you won’t have options - maybe we should talk.
